Buying your first home doesn't have to be overwhelming. Follow this roadmap and we'll guide you every step of the way.

Get Pre-Approved

Week 1-2

Before you start shopping, get pre-approved for a mortgage. This tells you exactly how much you can afford and shows sellers you're a serious buyer.

What to do:

  • Gather documents (T4s, pay stubs, bank statements)
  • Check your credit score
  • Contact a mortgage broker or lender
  • Get your pre-approval letter

Define Your Needs

Week 2-3

Create a clear picture of what you're looking for. Consider your must-haves, nice-to-haves, and deal-breakers.

What to do:

  • Set a realistic budget (include closing costs)

Week 3

Start House Hunting

Weeks 4-12+

Now the fun begins! Your agent will set up personalized searches and book showings for homes that match your criteria.

What to do:

  • Review listings your agent sends
  • Attend open houses and private showings
  • Take notes and photos at each property
  • Narrow down your favourites

Don't fall in love with the first house you see. View at least 5-10 properties to understand the market.

Make an Offer

When Ready

Found 'the one'? Your agent will help you craft a competitive offer with the right price, conditions, and terms.

What to do:

  • Review recent comparable sales
  • Determine your offer price
  • Decide on conditions (financing, inspection)
  • Submit the offer through your agent

In a hot market, a clean offer with fewer conditions can win. But never skip the home inspection!

Conditional Period

5-10 Days

Once your offer is accepted, you'll have a conditional period to finalize financing and complete your home inspection.

What to do:

  • Finalize mortgage with your lender
  • Schedule a professional home inspection
  • Review the inspection report
  • Waive conditions (if satisfied)

A thorough home inspection can save you thousands. Never skip this step, even in a competitive market.

Closing Preparation

30-90 Days

You're almost there! Work with your lawyer and lender to prepare for closing day.

What to do:

  • Hire a real estate lawyer
  • Arrange home insurance
  • Do a final walkthrough
  • Transfer funds to your lawyer

Book movers and utilities early. Set up mail forwarding at least 2 weeks before closing.

Get Your Keys!

Closing Day

Congratulations! On closing day, your lawyer will register the deed and you'll receive the keys to your new home.

What to do:

  • Sign final documents with your lawyer
  • Pick up your keys (usually by 6pm)
  • Change the locks
  • Move in and celebrate!

Take photos of meter readings on closing day. You'll need them when setting up utilities in your name.
